DLF 5 will be the Vasant Kunj of Gurgaon. Closely connected to South Delhi it will compete with luxury built space, elegance and amenities such as lakes and an array of golf properties. I can already see the pillars of the rapid metro and the road dig ups for the 4 lane each side elevated expressway of the size of the national highway. You can run your imagination about what DLF will do with the 300 acres behind the golf course. DLF phase 5 will get more expensive than south Delhi as we watch

DLF Crest DLF5, 508 to 643 Lac
Crest is the latest in the DLF 5 launches, the sizes range from 3081 and 3898. The basic price of the property is 16,500 per sqft. Some units are available from the developer off and on
DLF Park Place DLF5, 257 to 345 Lac
Park Place has 1980, 2280 and 2650 sqft apartments. The possession of these apartments has been handed over a year back and units can be picked on and off in the pre owned market. A good basic price for Park Place will vary between 12,500 to 13,500 per sqft based on the unit location, the demand and the supply

At the end of the golf course road, runs a perpendicular road that will be jointly built by HUDA-DLF. This will be 16 Lane 90 meters wide with 15 meter by lanes on each side. The key developers in this 3000 acre area from sector 58 till 67 are IREO and M3M that cover more than 66% of the area. This is going to be built like Singapore. The two are vying with each other for world class design, architecture and facilities.

M3M Escala Sector 70A, 99 to 141 Lac
The golf course extension and the southern periphery roads will be elevated 6 lane each side project. The project falls perpendicular to this road and is connected by a 75 meter road with sizes of 1475 and 2100 sqft, the base price is 6700 per sqft. eScala is well designed by UHA architects and is close to the golden greens 18 hole golf course
M3M Golf Estate Sector 65, 413 to 1135 Lac
This 75 acre property in right on the golf course extension road at Sector 65. With visible construction by Larsen & Toubro, It is almost half the price of DLF and Grand Hyatt residences and starts at 3200 sqft until 8800 sqft. Current price per sqft start at 12900. There is a possession linked payment plan where you pay 25% now and 75% on completion. Sure to double and become difficult to buy in 4-5 years

New Gurgaon, already had internal roads on the lines of Chandigarh. Basically a planned city of almost 7000 acres. It will be well connected to the emerging ring road. The Golf Course road, the Golf extension, the Southern Periphery a hop over the NH8 with a clover bridge and then merging with the Dwarka Expressway. The 40 kilometer from Udyog Vihar to Dwarka all the way around Gurgaon will take 40 minutes

Lotus Greens Sector 89, 88 to 196 Lac
From the family of 3C, here are sparsely located floors in 200 green acres. The foot map of this project is adjacent to the proposed Golf Course in Sector 94. The plot sizes are 180,240, 300, 360 and 500 sq yards. Each plot has ground, first and second floor. The basic prices range from 88 Lac to 196 Lac for the first floor. Extras are low and at best below 8%
Assotech Breeze Sector 88A, 99 to 155 Lac
When I meet Assotech promoters and staff, I get a strong feeling of high integrity. This project is an iconic tower having 1470,1700, 2030 and 2300 sqft apartments. The prices at 6750 per sqft range between 99 to 155 Lac. The soft payment plan ask for 40% in 18 months and 60% on offer of possession

Recently renamed as Kings Avenue, this road of 22 Kilometers has more than 50 projects. It will be a 8 lane a side super highway that will bring Gurgaon to less than 25 minutes from South Delhi. I was recently in a presentation on government initiative on resolving the delays. Things look pretty good. After all so much of money and reputation is riding on it. I estimate that the road will be complete in 18-24 months on a pessimistic note

ATS Tourmaline Sector 109, 167 to 244 Lac
Sector 109 is becoming, kind of a premium location. ATS proud as it is, brings Tourmaline. These are rectangular fully featured buildings forming a full circle , with the center full of water and greens. Apartment sizes range from 2150,2585 and 3150 sqft. The basic prices are around 7750 per sqft, positioned proudly with no special payment terms. I feel that it is a jewel in the making
Sobha Villas Sector 109, 493 Lac
Sector 109 is right at the beginning of the 8 lanes a side Dwarka Expressway. This road basically bridges Gurgaon to Delhi. With just 4 kilometers under development I can see the road coming up in 18 months. In a 150 acre township Sobha offer row house villas of over 4000 sq ft built area
